Philipse Manor & Sleepy Hollow Manor are two contiguous Hudson River front neighborhood enclaves in Sleepy Hollow, NY. Collectively, these two neighborhoods are often referred to as “The Manors”. The Manors are located just north of the Philipsburgh Manor restoration (aka the Upper Mills) and south of Phelps Hospital from the Hudson River on the west to Broadway (Route 9) on the east.

Philipse Manor
Philipse Manor, the larger & southern neighborhood in the Manors, was named after Frederick Philipse III, the landowner during the 1700s. It was subdivided into residential lots and developed circa 1910. For the most part, the streets are laid out in a rectangular grid with the some streets running north & south and the rest east and west. The streets are extra wide and most have sidewalks on both sides.

Most of the homes in Philipse Manor were constructed prior to 1935 so the neighborhood consists of many classic center hall colonial & Tudor homes. Currently, there are approximately 375 existing single family homes in Philipse Manor.

Sleepy Hollow Manor
Sleepy Hollow Manor is located just to the north of Philipse Manor and is slightly smaller. Sleepy Hollow Manor was subdivided into residential lots and developed circa 1920. The streets are laid out in a meandering pattern giving Sleepy Hollow Manor the feel of being in a rural area with tree-lined country roads.

As with Philipse Manor, most of the homes in Sleepy Hollow Manor were constructed prior to 1935 so the neighborhood consists of many classic center hall colonial & Tudor homes. Currently, there are approximately 205 existing single family homes in Sleepy Hollow Manor.

Local residents have created a trail system on the site to allow access to the many points of interest there, including a pond, a freshwater wetland, a saltwater wetland, a forest, an apple orchard, views of the Hudson River, and ruins of a brick factory that operated on the site from the turn-of-the-century to the 1960’s, making bricks and pots from clay extracted from the site. There is also an athletic field and a parking lot.
