Today's world is a visual & virtual place and whatever consumers are able to view online is how they perceive things to be. Online photographs are the first impressions consumers form about products.

Exterior photos depict your home's curb appeal.
In residential real estate, attractive, colorful exterior photos are extremely important. In cyberspace, exterior photographs represent your home's curb appeal and homes with poor curb appeal don't receive much interest.

Obviously, the appeal of any home's exterior is at its peak when everything is green, colorful and in bloom and it is sensible to use photographs taken at this time of the year to market your home.

Unfortunately, we can't control the seasons to conform to our personal timelines and we can't stage the great outdoors to appear bright, colorful & attractive whenever we wish. Consequently, we need to make every effort to make sure that these all-important exterior photos are taken at the proper time of the year.

For homeowners in New York, the ideal time for shooting exterior photos is limited to 4 months (June through September) which means the season for taking outdoor photos for residential real estate is very brief.

If you plan to place your home on the market in the Fall, Winter or Spring, it is a good idea to stockpile a portfolio of colorful outdoor photographs taken between June & September.

Unfortunately, if you fail to make arrangements to shoot the exterior photos during the peak season, then barren, uninspiring photos will be the photos that you will be forced to use to market your home.

If you place your home on the market in the Winter or Spring, it is very likely that there will be unattractive piles of dirty snow, on your lawn, next to your front walk or at your curb at the time the photos are being shot.

And if you plan to put your home on the market in the Fall, then photographs depicting barren, leafless trees will be your only option (and sadly your next opportunity to replace those Autumn photos won't be until mid-May or June of the following year.)

The manner in which your home is displayed on websites is essentially your home's online resume and, just as with your personal resume, having an attractive professional looking photo accompany your resume is extremely important.

THINK ABOUT IT: Would you use your driver's license photo in your personal resume?
Of course you wouldn't but using unattractive, barren, colorless Fall, Winter or Spring outdoor photos to sell your home would be like using your driver's license photo in your resume to secure a quality job.
